For many years while working in various recreation industry businesses I have been planning an ideal grouping of various complimentary recreation based businesses to someday have my own place. This kind of business grows in up & down economic times, people always need to get away from the everyday tensions of life, they need to spend quality time with their kids before they grow up, but they will no longer spend a few hundred dollars at a big amusement park. My project has a per person cost range as low as $5, most things around $10 per person, up to $35, and these are activities that can last a few hours, all day, or all evening long, with memories that will last life times. Funding can be for just two years, five, ten or more years. It will be a great place to be invested in with everything in tangible, appreciating assets until the economy decides what it is going to do. Once set up the local news stories will soon be national. It is very possible to duplicate the over all idea and customize other businesses across the US. Individual activity businesses could be shown how they can use alternative energy as a marketing tool and also sell the same systems they are useing, being the best sales people for the systems, all under one nationaly franchised name. |

| Grouping a number of popular recreation businesses at one site: |
12 Main Areas of Business Incomes;
Canoe & Kayak trips, transporting customers to various put in points on the river for several trip lengths.
Group Hayrides & Bon-Fires, primarily evening hayrides along the river & around the property for about one hour, with a private bon-fire site for the group along the river, or a wooded site.
Daytime pumpkin patch hayrides for kids of all ages to ride back to a pumpkin patch and pick out their very own pumpkin on an Autumn afternoon.
Corn Field Maze, 7 acres of a double-planted cornfield with an elaborate maze design cut into with the help of a company that sets these up around the US.
10 acres of live Christmas Trees, setting out 5 main varieties of trees for customer to choose from, customers will take a hayride out to cut down their own tree, with assistance, re kindling an old fashioned family tradition.
Outdoor Ice Skating, a large section of the parking area will be designed so it can be flooded and frozen over with 8 to 12 inches of water for November – February, greatly adding to the atmosphere of Christmas trees & Ice Skaters.
Miniature Golf Course of 18 holes created on an island in the center of the Lazy River, with a deserted island / river theme, using rocks, sand, driftwood, and logs creating some interesting challenges along with the passing inner-tubers going by
Zip Lines & Pumpkin Bombing Run, using the waterslide tower to start customers would fly over the Lazy River Canal & Miniature Golf Island to a second tower at the tree line, returning at a lower angle along the edge of the Corn Maze, dropping pumpkins, melons, or water balloons on targets for an added fee. Lazy River Canal of inner tubes circulating continually in a loop around the miniature golf course, with water fall curtains and other water features, a sun tan beach & sand volley ball, away from highways & massive amusement parks.
Retail section with a variety of seasonal items, new & used canoe equipment, local crafts, sculptures & artworks sold on consignment, solar and wind energy systems in use & as a magnet for traffic to the property.
Food Service & Hot Beverages, with a large open deck built towards the river for customers & guests to spend time and enjoy a number of basic food items. Plus benches and tables inside around wood stoves or a central fireplace for customers to warm up, sit & spend some time & money.

Other income areas are needed to better fill in January through March, and any thing that will add to weekday incomes the rest of the year.
Income forecasts are $500,000 in year one, reaching $6,500,000 by year 4 or 5, with a NET profit between 50% & 80% depending on the income area.
Start up cost to purchase the land, equipment, materials, & construction will at least one million, producing a positive income in the first year. I am willing to consider any terms, partnership, profit sharing, or equity plans with in reason to get this going. With in two years of start up the business would at the very least be eligible for a government business loan so your funds could come out at a profit as the economy becomes somewhat normal again.
