This is the Personal Profile for kuhn0092 I am 64 years old and live in Greensboro, GA. Originally from Germany, I have lived for more than 20 years in New York City, working as a worldwide consultant for a Japanese Trading Co. in the Chemical Trading business. After another 10 years in Connecticut I moved to Georgia in 2002. I am married and my hobbies are skiing and golf. Since 2003 I am involved in investing and developing commercial real estate outside our community, as well as residential real estate in Atlanta(see below). |

This is the Business Profile for kuhn0092 For about the last 8 months I have been involved in the Atlanta real estate market, jointly with a professional real estate developer and contractor. The business is called: "2nd Chance Venture Fund". "The most important, yet unrecognized rule of real estate is this: You make money when you buy, and put it in your pocket when you sell". The Atlanta real estate market has the greatest wealth-generating opportunities in the country. The banks have tightened funds and are not lending. They are hesitant to accept financed offers for REOs and are now accepting cash offers at significant discounts ahead of financed offers. With a cash fund, real estate can be purchased at prices not seen again in our lifetimes. Creating the Fund allows us and our investors to remain diversified across the single family housing market. All monies placed into the Fund will be secured by the real estate assets p;urchased for the Fund. Second Chance Venture Fund, LLC is the only firm in Atlanta offering a truly one stop shop to our investors: aquiring, renovating and managing investment-grade properties which we typically buy for 30 cents on the dollar. Most are then renovated and rented in less than 30 days. The time to buy real estate is NOW and the rule is simple: Buy smart when everyone else is selling and sell for profits when everyone else is buying. When markets go down, our opportunities as real estate investors go up. We invest in single family homes because we are experts in that business and we have an experienced team in place who know how to build wealth buying and selling residential real estate. Our method is simple and the rewards are great. We begin in Atlanta and expect to expand into other markets. On a minimum investment of $10,000, we offer 10% interest which will be paid quarterly on a simple interest basis.Investors who prefer to leave their interest in ther Fund may do so. They will receive a bonus dividend from the Fund at the end of a three to five year hold equal to 10% of all profits generated from the use of their funds over the hold period. In addition, clients who remain in the fund my convert their investment into an actual property at a discounted price. Funds may be withdrawn every 6 months with 60 days notice. All properties have title insurance and are closed by a licensed attorney who is also an experienced Atlanta real estate investor. |
